Google renews Bengaluru office lease for five years at ₹90 crore rent

Google IT Services India has extended its lease for 8.7 lakh square feet (sq ft) of office space in Bengaluru for an additional five years at a monthly rental of ₹7.5 crore (₹90 crore annually), as per lease-related documents examined through Propstack, a real estate data analysis company.
The office area is located in two neighboring towers within the Bagmane Capital Business Park — Kyoto East Tower and Kyoto West Tower. This area is near Google’s largest and fourth campus in India, Google Ananta, which accommodates 5,000 employees.
The firm has extended the lease for a billable space of 4.52 lakh sq ft in Kyoto East Tower at a monthly rental of ₹3.9 crore, which translates to ₹86.25 per sq ft. It has similarly paid a security deposit of ₹20.32 crore for the premises. In Kyoto West Tower, Google has extended the lease for 4.2 lakh sq ft of office area at a monthly rent of ₹3.6 crore, also at ₹86.25 per sq ft. A security deposit of ₹18.12 crore has been remitted for this area.
The lease agreement was recorded with the appropriate administrative bodies in April 2025. Google has rented the area from Bagmane Constructions, a corporate real estate developer situated in Bengaluru. Bagmane Capital Business Park is a technology hub situated on Outer Ring Road in Mahadevpura.
The overall area of the development covers 10.5 million square feet (msf). Bagmane Constructions has completed 5.5 msf of this, with 1.5 msf now being built. The leftover 3.5 msf is designated for upcoming development. Other notable tenants in the tech park consist of Amazon, Microsoft, American Express, Samsung, BNP Paribas, GSK, Wayfair, Qualcomm, and Databricks.
The technology park was opened in 2017, and Google first rented its office space there in 2022.
